The City relies mainly on area developers to meet this need and works closely with them to ensure orderly and quality provision of livable and desirable neighbourhoods.

Some of the proposed property development projects in 2012:

• Parkhill Subdivision (Phase 1) - 79 single and multi-family lots on Parkhill Crescent, Kootenay Way, Rosebrook Trail, Jasper Drive and Glacier Bay, located in the city's west end.  (Expected 2012 completion)
• Hampton Village (Phase 5) - 41 single and multi-family lots on Ashford Lane and Lyndhurst Gate, located in the city's east end. (Expected 2012 completion)
• Harmony Lane (Phase 7) - 22 single and multi-family lots on Cutlass Drive, Chrysler Gate and Malibu Drive.  (Expected 2012 completion)
• Goldmark Developments (Phase 4) - 19 single and multi-family lots on Briarwood Cove and Briarwood Place.  (Expected 2012 completion)
• Clearspring Greens (Phase 5) - 25 single family lots on Carleton Drive.  (Expected 2012 completion)

• Goldmark Developments (Phase 3) - 26 single and multi-family lots on Brentwood Drive, Brentwood Bay, and Oriole Street, located in the city's west end. (Complete, Warranty commenced November 15, 2011)
• Poplar Estates II (Phase 4) - 41 single family lots on Alderwood Crescent and Edgewood Avenue, in the city's south end. (Complete, Warranty commenced November 8, 2011)
• Rams Gate - 13 single-family residential lots in the city's north end (Complete, Warranty commenced October 31, 2011)
• Clearspring Greens (Phase 4) - 25 single family lots on Laing Gate and Slater Place, located in the city's north end. (Complete, Warranty commenced October 31, 2011)
• Clearspring Greens (Phase 3) - 18 single-family residential lots in the city's northeast end (Complete, Warranty commenced May 20, 2011)
